Four defined steps. One point of contact. No surprises, and when something shifts, you hear it from us first.
We learn the space, the scope, and what you want to feel when it's done. No obligation, no fee.
A detailed written estimate that defines the full scope, materials, cost, and timeline, before any work begins.
Licensed subcontractors, coordinated by us. We manage the schedule, the permits, and the trades, you have one point of contact.
A final walk-through together. Punch-list items are addressed before we close the project, not after.
The most common source of construction frustration is a scope that was never clearly defined to begin with. We document every line of work in the proposal so you know exactly what you're approving before it starts.
When conditions change, a hidden pipe, a design revision, a material upgrade, we write it up before we proceed. The cost and the schedule impact are yours to approve or decline. No verbal agreements.
You don't coordinate with subcontractors. You don't chase down status updates. You have one number to call, ours, and we give you a clear answer every time.
Unpermitted work can block a property sale, void homeowner's insurance, and expose you to liability. We pull every permit that the project requires and close every inspection before the project is considered complete.
A kitchen or bathroom remodel typically takes 4–8 weeks. A full-home renovation or significant addition can take 3–6 months or more. We provide a realistic timeline in the written proposal before work begins, and we communicate immediately if anything shifts.
We manage the full permit process, application, inspections, and certificate of completion, through the applicable building department. For Miami-Dade projects, that may be the county or a municipality like Coral Gables or Miami Beach (each has its own department). In Broward, we work through the relevant city. You don't manage any of this.
Not at all times. We coordinate site access with you at the start of the project and schedule trades to minimize disruption to occupied homes. You'll always know who is on site and what they're doing.
Any change in scope, client-requested or discovered in the field, is documented in a written change order before additional work proceeds. The order specifies what additional work is involved, the cost, and the schedule impact. Nothing moves without your written approval.
Yes. The consultation is a no-obligation conversation about your project. We'll walk through your goals, assess the scope, and discuss your timeline and budget. From there we prepare a detailed written proposal at no charge.
